What are the Issues?

  1. Safety Concerns – Children are our concern. With a designed one way in and out, how will school buses safely navigate the two non-connected streets? This has not been thought through! Will it take a accident or fatality to finally get this right?
  2. Increased Traffic – North River Road and Marsh Roads are already seeing increased traffic with the additional retail on Kent Road.
  3. Storm Water Run Off – North River Road and Marsh Road are very appropriately named as the naturally high water tables make for standing water on our roads, back yard wetlands, and flooded basements. The designed plot map shows several feet increase in lot elevation for Miller’s Landing – so where is the water to go? We can do better than this?
  4. Overworked Sewage Plant – The local sewage treatment facility across from the proposed Miller’s Landing is not handling the demands of Pambi Farms, River Road and Marsh Road residences as one’s nose can attest. Are there plans to address this increased demand?
  5. Disregard of City Planning Ordinances – The Miller’s Landing Plans call for two non-connected cul-de-sacs, each over 1,300 feet long. A long-standing Stow city planning guide says that no cul-de-sac will be more than 800 feet in length. Why is that being disregarded?
  6. Houses in Our Backyards – The Miller Landing Plan calls for only a 30 foot setback from the back property line. This entire neighborhood is known for its deep yards, trees and gardens. This Plan completely and totally disregards its adjoining neighbors!
